it's official; Walmart to be at I-40/42

    Sorry EngNCSU but there is no way that a Walmart will produce 17,000 to 20,000 trips per day. 3,000 to 4,000 would be more like it at peak season (which is a bunch of traffic) and that would count people who were on NC42 anyway stopping to get something. How much money should developers pay for the right to build on their own property- $1 million, $10 million...

    NC 42 is a state "numbered highway" built and payed for by tax money for the purpose of the public to use to get to work, home and market and for the transport of goods and services. The state takes massive amounts of money from us for the purpose of road construction. It's their responsibility to build roads, not Walmart.

    Regardless of how you feel about the development of the 40-42 area, or McGee's for that matter, with the cost of gas, I am happy to have stuff so close and convenient. It'll cut down on the distance I have to drive. The less I drive, the less money the Saudi's and their neighbors get.

    Curious as to if any of the people opposed to this issue will be doing any shopping there after it's built.

    I can count on one hand how many times I have shopped at WalMart. I avoid it like the plague for economic and social reasons.

    Me too.

    I am not thrilled about a Big Box store coming to our little slice of heaven. Yes, I do know the Barefoot boys and wish them well. But I do not want any more traffic or a big box store this near my home.

    Is the drive to Walmart in Clayton, Smithfield, Garner or XXXXX that far???

    I love Big Lots. Went to the one in cary today. They have lots of stuff from Pier One.

    Economic - WalMarts effect on the small business owners in small communities for starters. Extremely poor labor practices domestically and internationally as well. Creation of reverse bidding systems and market manipulation through pricing (legal but bullying nonetheless).

    Social - If poorly planned, as in this case I beleive, bigbox retailers have negative effects on the landscape from a planning perspective. WalMarts are also havens for many of the same people that make me lose faith in humanity.

    One positive thing WalMart has done in the recent past is use their own economy of scale to influence their customers to 'go green' and buy organic. WalMart is also experiementing with environmentally responsible building materials, but not widespread yet. Of course, these intitives are driven by their bottom line first no doubt.

    They are not dummy's that's for sure. They were getting a lot of pressure for their destructive tendencies on communities, labor violations and heat for being a main channel for pumping Chinese crap into the country, so the did the "Green" thing and "Universal Health Care" issues to improve their PR.

    Yes, and while their good deeds begin with their bottom line I really do hope that the 'WalMart Effect' works and leads other business to employ greener builder standards, use less packaging, etc. Mostly, I hope it has an effect on their customers.

    Have you read the article in the N&O? The TIA prepared by Wal-mart says, and I quote, "the new shopping center will attract about 16,500 cars a day".

    Does that help you grasp the magnitude of the impact this will have on NC 42? It will double the traffic, and you can say all you want about the DOT having money, but the project to widen 42 has been on the state improvement plan for 12 years. We aren't getting it from there, and it Wal-mart is doubling the existing traffic, why shouldn't they be asked to pay for the impact they make?

    The TIA has been found to be suspect already. However, that being said, you said that it will attract 16,500 cars a day. You did not say "additional". You already have thousands of cars going by that site every day.

    I do not see 16,500 extra cars, on top of what goes by there every day as it is, going into Wal-Mart....every day.

    I agree, if it was 16,500 cars, how many parking slots do you think they would have? Being generous lets say 1,000. That means that while they are open each slot is turned over at least 16 times. Less than 1/2 hour per customer with every slot full. I can just picture Christmas time there. :mrgreen:

    Anyone else wonder why this hasn't taken place behind Golden Corral on all of that land that has been cleared for...oh... I dunno, SIX YEARS!!!

    I know this is a sidebar, but I believe SonLan is the developer on the other side of 42 and they have clearly shown to be really bad at it. I suppose they'll fill the rest of it up with empty strip malls with no architectual continuity.

    Well thats because it is for 6-Flags which is going to add 300,000 cars to 4042 everyday!

    Son-Lan is not the developer.

    Wal-Mart was scheduled to come back behind Golden Corral, as a matter of fact, about 7 years ago. Due to a past surveyor dragging his feet and not getting the info that W-M needed on time, W-M pulled out and decided not to come back there at all. What you are seeing now is W-M getting back into that area.

    I am saying that there will be an ADDITIONAL 16,500 cars EVERY DAY OF THE WEEK, and MORE ON THE WEEKEND. I am basing this on the Institute of Transportation Engineers Trip Generation Manual, based off the square footage of the shopping center. If the TIA was suspect they at least got this part right. There will be grid lock, and trust me after the fall of 2009 when this store opens, you will see.

    I dont care what kinda of place anyone gets their info from their is noooooooooo freakin way it will attract 16,500 additional cars a day.. Wal-mart is not that popular especially with one 5-10 miles away.. Ill go as far and says that food lion draws more people daily then Wal-mart will plus more people go to Target at white Oak.. I find that addtional 16,500 cars will travel that road JUST because of Wal-mart

    Of course that logic does not fly. Wonder how Wal-Mart is the worlds largest retailers when more people go to Food Lion or Target?

    I meant around the cleveland area.. overall yea Wal-mart kills them.. but I dont think it will draw that many people. But I could be wrong wouldn't suprise me
