New Tax - If you plan on selling your home then Gov't wants a little now too!

    No one moves here for future amenities. It is because too many people move to any one area that future amenities are then needed.

    life, liberty, and the pursuit of happiness. The fundamental reasons for the first revolution is based on these inalienable rights as the colonists felt like there was no representation and plenty of taxes. Now the government tells me that I do not control my own property and that for the better good I must contribute to the health and society of not only other citizens but illegal residents as well. No sir, there will come a day that the current system will be overthrown. It will depend what is done between now and then whether there is more blood shed. The current system is doing nothing but bankrupting the republic both monetarily, physically, and morally.

    What can be cut? Everything is fair game. Every time they decide to raise taxes, give a pay raise to government employee's, fund another entitlement, or tolerate incompetence in there staffing it takes disposable money from my hands. I have no choice in the matter and little representation. Cut deep and cut often and then pass tax reform that is based on choice. If I choose to live off my land then I owe no one and nobody can tell me what to do.

    Yes, I am implying that Johnston County has relatively low taxes when comparing to other parts of the country. That is why many people move here from the north. Living in the county (i.e., outside of city limits often results in lower taxes as well). You were probably thinking about surrounding counties in comparison.

    As for the spelling mistakes, I'll take the high road an ignore the incredibly intense irony in your own misspellings and poor grammar.

    Well said! I couldn't agree more. So I go back to my point of imposing a fee on any new construction in our county. Why should those already here pay for those who want to relocate to Joco?

    In addition to Clif's examples in cuts that can be made, you can add the wildflower program. I do think it is beautiful, but certainly not a priority. IMO, this state is beautiful enough on it's own. I know that it would take only a short amount of time on the internet to pull up dozens of examples of waste in our county alone.

    Unfortunately, I feel the same as kdc. I give the government so much of my very hard-earned money already; much more I might as well have my check sent straight to the government! Each and every year it seems the government controls a little more of my life.

    personally, i was shocked to find out there wasn't already a sales tax on home sales. but that's just me, i guess...

    for those who think the tax is paid by the seller, figure it into your asking price. that's what companies do: pass along increased costs via price increases. sellers will do the same.

    new construction should carry an impact fee.

    and as for where to spend money better, let's get rid of funding for jobs that aren't filled. there are literally hundreds of them in state government. money allocated for salaries for specific positions gets diverted and spent on other things for the various departments because they never fill the positions but still spend the money.

    What do you mean people move here because of the low taxes?!?!? It is my understanding that NC has the 8th highest taxes in the nation right now!!!!

    It depends on what taxes you are comparing. Higher sales tax with lower income tax may be a higher rate than a lower sales tax and higher income tax state.

    Where is all of this intellectual stuff coming from? In your opinion if someone articulates their point better than you, has a larger vocabulary, and makes an attempt at proper grammar then they are pretending to be an intellectual? This is exactly why many stupid people can relate to George Bush. No one makes an attempt to be smart anymore and they are afraid of appearing that way so they purposefully dumb it down.

    Back on thread: As for taxes, many sellers will pass the tax on to the buyers anyway.

    So .... in an attemt to escape over taxation by selling my house and leaving I have to pay a tax to do so?????? The seller is leaving??? Why would I pay a tax to support the infrastructure of a community that I am leaving?

    I have the solution to the problem. Tax the buyers by the tax rate of where they came from for the first year. Consider it your "South of the Mason Dixon" initiation fee.

    If you don't like that name we can call it the "We moved here long long long before you did and completed the ground work on establishing this great area so it's your turn to pay for what's here already." fee.

    I can get my point across with simple words and without confusion and proper grammar. I don't need to use an expanded dictionary and thesaurus to put my thoughts together. It's not easy to sit and write and put words together to make other people happy with correct grammar. Some people are good at it. Me...I'm not. I let my hands talk when needed and my degrees hanging on the wall says I am smarter than most..I am here to prove nothing. But I will tell you, do not call the people in the South stupid again.

    I see the NCAR has succeeded in labeling this as a tax on the seller. It is a transfer tax, and we can argue all day about who pays it, but I think when the HUD-1 form is drawn up, it will be shown on the buyer's side, just like the title search and recording fees. Buyers and sellers are free to negotiate over price, and closing costs can be factored into the negotiation.

    When we talked about impact fees a while back, it seems to me most people assumed that would be added to the cost of the home and paid by the buyer. This transfer tax is the same thing, except it will apply to all real estate transfers, including existing homes and commercial properties, whereas the impact fee would only apply to new homes. Broadening the base to include all real estate transfers allows the rate to be set at 1%, instead of a higher amount if it only applied to new homes.

    Let me point out one more time, the bill that is in the legislature does not impose a tax on anyone. It gives each county the right to put a referendum on the ballot and let the voters choose whether to impose a transfer tax, or continue to fund infrastructure solely through the property tax. How can anyone oppose giving the voters the right to choose how to tax themselves?

    Since when do the voters get to vote on taxes? I do not support any new taxes or potential taxes as I generally believe that they have mismanaged the existing revenue and do not think they need more encouragement for further incompetence.

    Thank you for recognizing your limitations. Now, please do not criticize others for being more articulate than you 'choose' not to be. It doesn't mean they are wrong, they just speak better than you.

    Super. Being smarter than most is relative. You might be able to write code all day long or run a complex network, while others cannot. Can you operate a crane? How about running an archeological dig? Have you mastered the dewey decimal system? Does that make people who can do these things smarter than you?

    When you skip the basics like formulating structured sentences and proper grammar you end up doing yourself and your degrees a disservice. I cannot tell you how many folks with Masters degrees I have to hand-hold every day.

    Then stop trying.

    Apparently, you read about as well as you write. I never called anyone in the South stupid.
