Home additions?

    I am looking to either add on to my home or sell and purchase a new one. The deal is I need to find a contractor with some skills to see if it is possible and how much the addition I am invisioning will run me. Can anyone help me out?

    I recently got an estimate... really liked the guy. BUT... the estimate was way way higher than we thought. (I am really cheap, so that doesn't help) but we wanted a walk way from our back door to the garage with a bedroom on top. The estimate was for $78,000!! Yikes. I need to call a few more people, but I dont want to waste their time if they are all going to be this high.

    I don't know where you live but keep in mind if you add on, your "neighborhood" has a value ceiling, don't add on so much that you wouldn't be able to get your money back out when you do sell.

    10+ yrs of rsidential construction....
    fully insured w/ excellent references
    can do most any work.. remodels, additions etc...
    i.e. 600 sq. ft. 2 bedroom & master bath addition @ about $65/sq. ft.!!!
    most contractor's get $125 + per sq. ft.

    A year or two ago we were pricing an addition. At that time it was running about $100 sq ft. We had one guy come to draw plans. That was a waste of our time. He had all these fancy ideas (like moving a bathroom and septic) but would tell us we needed to ask a contractor how much it would cost. We had hoped he could tell us the best way to do an addition that would look good and be within a certain budget.

    We looked at adding a room above our garage or 2nd story bonus on the center or our home (figuring it would be cheaper to go up). That though apparently brings structural issues since out house was not built to support a 2nd story ...so we were told. We've not give up on the idea though. Houses in our subdivision are now selling about $20-30K++ higher than when we bought six years ago.

    One wonders ... How can you operate so much lower than what most contractors are charging?

    I know David does the work himself...he's not the boss supervising workers so you are paying for his labor, not paying him for his time and for him to pay for his workers' labor.

    hmmm...one would think that 20 yrs of engineering would give an edge :)
    also being a hands on kinda guy would help.....
    not to mention i think most contractors are over priced/paid
    and i'm not into making a killing!!!!!
