    From today's Herald classified section (why can I not find info. about these on the county planning and zoning web site????)

    Case 08-05 Rezoning petition - 3.47 acre tract Cleveland Rd. 1/4 mi. from Cornwallis ... from General Business to AR (agricultural residential) ... owner: Son Lan

    Case 08-06 Rezoning petition - rezone 6.139 acres hwy 210 near Lassiter Rd. AR to GB special use - to allow for a grooming boutique and kennel.

    Case 07-30 Rezoing - 13.022 acre tract - hwy 42 W and Cornwallis ... Special Use Petition to allow for construction and operation of a commercial shopping center to include grocery store, retail uses, pharmacy, bank, convenience store, office and service establishments

    Case 08-12 Rezoing - 1.72 acres of 3.19 acre tract from AR to GB special use. 780 Landmark Rd. in Peasant Grove Twp - to alow for three units of commercial flex space

    Case 08-13 Rezoning - Rezone 7 acres from AR to GB special use ... and 5.7 acres from GB special use to GB ... Old Fairground Rd. at/near intersection with hwy 50. & Mt. Pleasant Rd. --- owner Son-Lan

    Case 08-14 Rezoining - 2.69 acres of 11.32 acre tract from GB special with no use defined to GB special use ... intersection of hwy 50 and Mt. Pleasant Rd.
    Special Use Petition - to allow for a convenience store/service station with attached outparcel, fuel pumps, car wash and drive-thru restaurant.

    Case 08-14 .. this is across from Don Lees ... Unless this plan is for a Sheetz .. I don't think we need another store/gas station. Anyone heard if they have a specific fast food place in mind for this intersection?

    the Don Lee Empire is about to grow some more...thats probably whats going on....he is going to upgrade!!

    The land in the zoing cases at that intersection are owned by Son-Lan ... seems like they are planning to give Don Lee some competition.

    In the Herald it also lists property purchases. The property Walmart purchasee in the Cleveland area tops the list. I guess they are still coming.

    This is actually the other corner where the old house was tore down. The guy wore tore it down did it with hopes of turning it commercial.
     
  9. I think doesn't the other corner where Triangle Landscape Supply is located already have the change and has plans for a supermarket. They are just waiting for the landscape place to move. I think I remember someone posting a commisioners comments about it 6 months ago or so

    I had heard their plan or permit or whatever had expired and they are now looking to move forward so have to reapply. I believe I read that on the zoning discussion board.

    I believe ncmom was correct. The corner with the Landscaping Co. is the tract in question. That tract has @ 13 acres.. Where the house was torn down is only about 1 acre. The adjoining property belongs to the Fords and is 20 acres or so, and while it possibly might be under contract, I think they still own it. Therefor, I would conclude that "mom" is right.

    I say competition is healthy- Don Lees needs some competition I would love to see a little price war between them and another gas station! And maybe, just maybe their receipt printers will work too!!!

    As usual, I'm confused!

    If the corner lot where the house was torn down is only 1 acre, how come there is a sign adverstising Cornwallis Crossing (or something like that name) shopping center? Can they really build a shopping center on 1 acre?

    I'm under the belief this corner is where the house was torn down because it is my understanding it is still zoned as residential. The planning dept. discussion board stated that it is not a commercially zoned area when the shopping center sign went up.

    There is no shopping center sign up for the corner where an actual shopping center plan is being submitted to the Planning Board for approval. (Just a huge vote for Fred Smith sign) This corner is where Triangle Landscape supply will be vacating and was approved as a commercial site years ago- so I don't believe it needs to be re-zoned again. The name of this proposed development is Cornwallis Commons.

    I know they drained the pond behind that as well, I think they bought the land behind that house as well, from what I understand

    NcMom,
    Just curious, does the Herald say if these zonings are going to be reviewed at the next Commissioner's zoning meeting in April? I also looked online for more info and found only two of the above listed on the April agenda. Were the others already decided in March? At this point, the March minutes is not available online.

    Thanks for the info.

    No, a shopping center can't be built on an acre. The 20 acre tract where the pond has been drained has been "under contract" at least a couple of times in the past, and may be now. As I explained in an earlier thread, brokers and/or developers will often tie a property up by putting it under contract, and then try to line up tenants to lease the spaces. That way they don't have to put up all the money to purchase a property until they have tenants in place. The banks like to see pre-leases/ presales before lending money on a project of any size, but particularly larger ones such as a shopping center. They like to know that the loan can be repaid.
