Are homes selling in your neighborhood

    Just wondering if homes are selling in the county. There are eight homes for sale in my neighborhood right now. Until recently homes were selling in weeks to about two months. In prior years March and April seemed to bring out a lot of home buyers but I've not yet seen that seasonal activity. I just saw a 4042 classified where someone is selling a 1600+ sq ft home for $135K ... that's good for the sq ft. A real estate agent told me builders are slashing prices to reduce inventory. Are we going to start see people selling at lower prices to get their homes sold? Or do you think homes sales are still pretty steady in the county?

    Selling seems to be picking up. Houses are staying on the market a lot longer now. That'll make sellers drop prices for fear the house won't sell, which will push it into an even better buyer's market.

    True, you can get alot more for a house now than you could have a year ago. According to the local realtors we've spoken to, houses under 300K are still selling pretty steady, though not quite as fast as they were. Anything priced over that is 6 months or more. But as far as the country goes, we are in a much better shape than a lot of other states with real estate. Which is good for us for locals, but people coming from out of state can't sell their houses to buy one here, which stinks! My hubby won't even accept any contingent offers on his houses now, because it's taking people forever to sell their homes to move here. Spring is usually a good time to buy, lots more people out there looking. So things might start to pick up. I hope...our house is on the market with a realtor now, we're tired of fsbo...wasn't working for us.

    Some depending on the look of the house are selling like hot cakes up here. :ack:
    They all look the same to me, sometimes I forget which house I live in. :ack::ack:

    It depends on where you are. Real estate is very local. Do not let the national media guide your personal decision. North Carolina as a whole is one of the best real estate markets in the country and Johnston Co is not an exception to that. Home prices are holding steady for now although things are staying on the market a bit longer than they have in the past.

    Originally I'm from NJ and friends there said the market has completely dried up. Here, we have about a dozen homes for sale in our sub division. It's generally because of job transfers (although a few cite other reasons). Anyway, home prices (so far) have been stable with exception to 2 individuals dropping their home sale prices because the houses have been sitting for a long time.

    I think some reason for the "slow down" of re-sale homes is because there are so many new ones on the market. Why buy a "used" home when a "new" home can be purchased for not that much more.

    Just my two cents anyway.

    I second what KDC said. Most places are much worse off than we are. It is a buyers market to an extent, but most sellers still are not willing to "give" their homes away. I think the warmer weather will help bring buyers out.

    Our neighborhood had quite a few (15 or so)(new neighborhood) sitting from about October until mid January, I guess as people saved $$ for the holidays and whatnot. Now that tax refunds are coming in and the end of school is getting closer, they are going very fast.

    Another thought on that is the fact at least for me, I don't want to purchase a new house at the end of the year especially if it is my first house. In order to claim it as an itemized deduction on your tax return it needs to be more than the standard deduction, often if you purchase a house in late fall there is no tax benefit for that year whereas purchasing in the early part of the year will definately help.

    Not too many people are moving in my neighborhood, but the one I did see go up for sale recently sold in a week.

    Hubby is in real estate and he is very busy. He has three closings by the end of May and more in the works.

    My house has been for sale for almost 2 months. We just got buyers looking in the past week. It sat for about a month with not even one looker. The rest of the houses in my neighborhood haven't sold either.

    I live in a very small neighborhood, but in the past year, there have been two houses on the market, both have been "under contract" within a week. The sell went through very quickly for the first home, it was the first person to look at the house. The second has been "under contract" for about two weeks. I don't know the owners, so I am not sure what is going on.

    I too live in a small neighborhood near McGees and the homes that have gone up for sale (about 3 now) have sold within the month and for an average of $40,000 more than purchased!!:hurray:

    My house went on the market the first of March and had one looker. I was wondering am I being impatient and based on your experience should I sit tight a littler longer. The realtor called yesterday to ask if I wanted to lower the price and I haven't returned the call yet because I think it's too soon to look at that as an option. What are your and anyone else here thoughts?

    My question is when do you have to unload it? If you don't care when it sells I would hold tight, otherwise Supply and Demand says you will probably need to cut your price.

    Ours has been on the market for about 5 weeks and we just showed it for the first time the other day. Realtor told me it would probably be about a month before our first showing and she was right. We're in a pretty big house though, so they are harder to sell right now. Depending on your price range, if it's under $300K I'd stay firm, those houses aren't taking too long to sell...

    A couple of houses have sold in ours in the past month. 150k-200k range.

    Our neighbor's house finally sold as well (on the market for just about a year). House plus additional acreage than was originally listed was in the $300-$350 range!!
