Raleigh planning and design engineering firm Kimley-Horn filed plans for the Lumen Planned Development in Clayton calling for up to 600 new residential units, 800,000 square feet of commercial space and 121 hotel rooms. Kimley-Horn is the only company listed on plans recently released by the town and was not immediately available to comment Thursday. The project is situated on 64 acres at 2219 NC-42 W across the street from a collection of medical office buildings and by the on-ramp to US-70. A Virginia developer has plans to bring more than 1,200 new homes and apartments to Garner in a massive residential development. Earlier this year, engineering firm Timmons Group hosted a neighborhood meeting for an upcoming project dubbed 401 Assemblage, calling for 500 apartments, 455 townhouses and 285 single-family detached homes. The developer on the project is listed as Virginia-based RST Development LLC. The major subdivision proposes a mixed use neighborhood consisting of 293 single-family units, 299 townhome units, 180 apartment units, and 105,000 sq ft of commercial use space. The project includes pedestrian connections to Sam's Branch Greenway and River Walk on the Neuse (Mountains to Sea Trail), a variety of open space/amenity areas spread throughout the community, and a main amenity area which will include a clubhouse, pool, and fitness center. Location: Southeast quadrant of the intersection of Covered Bridge Rd. & Neuse River A Johnston County developer has plans in Clayton for a large, mixed-use development with hundreds of homes and apartments plus commercial space. Earlier this year, developer RiverWild filed plans for Ashcroft Section 2, calling for 293 single-family units, 299 townhome units, 180 apartment units, and 105,000 square feet of commercial space. The project is situated on 256 acres at the intersection of Covered Bridge Road and North O’Neil Street northeast of downtown. RiverWild founder and CEO Reid Smith said the company has been assembling land for the project for years and hopes to begin construction early next year. “Theres a current Ashcroft Section 1 development that we purchased back in 2017, 2018,” Smith said. “When we bought the original project we started to amass land around it and put it together.” The plans are currently going through the entitlements process and are expected to go before the Town Council in November. Filings split the project into 10 phases with construction on the apartments reserved for phase 10. Commercial uses include retail and restaurants. Amenities will include a pool, fitness center, community lounge, bocce ball courts, playground, parks, a business center and more. Another of Smith’s companies, One27Homes, is listed as the homebuilder on the project, and Jaclyn Smith Properties is handling the sales. Raleigh-based Stewart is the engineer. A South Carolina homebuilder is looking to bring hundreds of new homes to Garner with plans calling for a mix of single-family homes and townhomes. Mungo Homes, based in Irmo, has filed plans with the town of Garner for the Raynor Road Subdivision, calling for the development of 333 new single-family Charleston-style homes and townhouses with prices starting in the upper $200,000. The site is situated on 77 acres at 5813 Raynor Road off White Oak Road east of Interstate 40. The property is owned by the Williams family and is largely undeveloped with a collection of structures on the southern end of the property. The development currently does not have an official name. Plans filed with the town call for 126 single-family homes and 207 townhouses. At a neighborhood meeting held last year, representatives for the developer said the homes would likely range from 1,800 to 2,500 square feet. Townhome prices will start at $250,000 with single-family homes starting at $290,000. At least half of the units of each type will have a garage. The developer will also invest in additional road improvements, including the addition of several turning lanes. A little further away, but actually not that far North of Clayton: A potential residential development could bring more than 800 homes to a collection of properties in southeast Raleigh. Cary-based engineering and real estate services firm WithersRavenel is representing a collection of local property owners requesting that the city rezone four large parcels to allow for a new residential development. The properties make up 166.3 acres at 3062 Hodge Road south of Poole Road. If approved, the request would allow for up to five units per acre, or around 831 new homes. No developer is named in the filings, though at a virtual neighborhood meeting late last year, representatives from WithersRavenel said a development plan is in the works. Also at the meeting, the company said the development is expected to feature a mix of single-family homes and townhomes, with pricing in the $200,000 to $300,000 range. Amenities would include trails, pocket parks and an amenity center. WithersRavenel estimated it would take around three years to complete the project from the time construction starts to the final sale. The rezoning would also allow for areas of the development to see dense clusters of homes to allow for the preservation of larger swaths of open space and amenities, according to the filings. A little further away as well, but just off NC42 towards Fuquay, and massive: The Town unveils large new retail-commercial center to be built in Fuquay-Varina: On Monday night, the Town Board of Commissioners agreed to enter into a development agreement with FV Retail, LLC, for the construction of an 800,000 square-foot, open-air retail and commercial shopping center. The Project, currently named Bellchase, is scheduled to start construction later this year. When completed, the Project is expected to create up to $150 million of new capital investment and approximately 1,300 new jobs. The proposed Project consisting of nearly 100 acres, will be constructed as a multi-occupant mixed-use shopping town center development consisting of office and higher-end retail uses constructed over several phases. The Developer, FV Retail, LLC, intends to design and develop Bellchase as a higher-end integrated mixed-use project consistent with similar projects the group has constructed throughout Wake County including Garner’s 600,000 square-foot White Oak Crossing shopping center. Thinking what FV doesn't have that could go in there, I'd think a Lowes Home Improvement and an upscale grocery (Wegmans/Publix), then the other White Oak type stores.
Well they have a Harris Teeter already, but I do think that at least a few stores could move. There's no Target nearby, I could see that as an anchor. And Lowe's as you said. Maybe a Home Goods or something like that, TJ Maxx or something. I'm hoping for a Carrabba's.
With Aldi going in across from the super wal mart. I doubt we would see a Harris Teeter any time soon. If i recall from other posts here. The food lion behind the Shell station is going to move to the new shopping center on the corner of 42 and Corwallis. and Carlie C going in where the Food Lion is now. Maybe Harris Teeter can move up 42 near where the 70 bypass is. I would also love to see an Office Depot or Staples come into the area. As well as maybe a Home Depot to give Lowes some competition. But i also agree we need a Target. Maybe make it a super Target. I think the closest real Super Target i have seen has been up in Wake Forest.
I’ve noticed on my way down Highway 42 going towards the Walmart there on the left side of the road we’re all the kudzu was there’s now a driveway there are road. Does anybody know what they’re putting up there?
