So I am getting ready to put the house on the market. I have replaced both the spare bedrooms carpeting. The carpet in the master needs to be replaced and the previous owner put laminate down in the living room. Problem is the laminate was not put down right. If you walk on it in certain spots it makes a noise (almost as if something sticky is on the floor..but its not). I dont know if they never put the foam down underneath or what. My question is..should I go and put carpet down in both rooms...OR list it with an allowance or say "carpet will be replaced by seller with offer?. What would you do?
When we were looking to buy there was one house that we toured where the carpet in the master bedroom was gross from the dogs. The owners had in the listing that they would give a very generous amount for new carpeting. We didn't want the aggrevation, so we passed on the house. It is still for sale and everyone I know that tours it says the exact same thing. Not because of the carpet, but because everyone is worried about what they'll find underneath (because of the dogs). For you, I would think this might be the case with the laminate in the living room. Buyers might be concerned that the issue is with the subfloor and not the flooring. So my vote would be to address the problem with the laminate and offer a concession for the carpet.
When I was house hunting - my realtor told me to be wary of those listed as giving any sort of allowance... Who knows what you are getting into... So.... I would probably go with something very neutral - then if they don't like it they can replace it on their dime.
It is a buyer's market now and your home needs to be as "move in" ready as possible. You have already put new carpet in the spare bedrooms. Put the same color carpet in the living and master. Buyer's will definitely wonder why you only replaced some of the carpet and not all. Bad laminate does put people off. Getting this done should justify and support your asking price and keep you from getting low ball offers. Good luck.
When we bought our house the dining room had already had the carpet ripped out. All you seen were plywood floors. They gave us $2000.00 to replace the carpet. We went to Lowes, bought the carpet and padding and installed it ourselves. We might have spent $500.00 at the most. The rest went in our pocket. Hey they were crazy enough to give us $2000.00 so we took it and used the rest to buy paint and switch out light fixtures and such. I'm not saying offer them that, but I would give some type of allowence.
