Price for 3-5 acres of land

    Price for land

    What is a good price for cleared land in the Clayton area? I've seen land from 20K to 95K for only one acre or less, depending upon the location. It is not in a subdivision and it is for a single family home (not for trailers). Just looking for a ballpark price per acre. Anyone have ideas? :confused: Thanks.

    You can start with the Johnston County tax appraisal cards. That will give you the appraised value when property was last appraised.
    Next ask a real estate agent to assist you in securing recent comparable sales. A good real estate agent will save you $$$.

    There are several factors that determine a price.

    Location
    Soils
    Flood
    Wetlands
    Use
    Zoning

    and so on. Just because you want to put horses on it only, for example, if i wanted to put 10 houses on it and make a subdivision, then its going to be worth more. Its what the owner can get out of it, as apposed to what you might want to do with it.

    If i owned 10 acres of prime residential acreage, and you want it only to put horses on it, its going to cost you what i could get for it.

    Thanks for the replies!! It is by owner, so I hate to get a real estate agent involved. I am licensed, but haven't practiced in so long I am out of the loop. It is part of a larger tract, but I do know it is for single family homes, not major development, no major restrictions, rural location (family land). I will check the tax record for clues. Thanks again for the suggestions. Next, I will need a good builder!! One who can actually finish a house in under a year, but that is another thread altogether!!:neutral:

    Search MLS for comps, don't use the tax appraiser's site.
