Building permit question

    Anybody know anything about applying for building permits once the work has already been done? Is this a difficult process? I know it can be costly, but want to know which of the contractors have to be licensed...framing? drywall? electrician? plumbing? etc?

    If the work is completed, you'll need to have it certified by an engineer. The electricians, plumbers and hvac guys need to be certified.

    This seems to fall under the category of asking forgiveness rather than asking permission...;)

    Not to mention the price in having everything torn out and done according to code.

    Building Permits

    I never heard about applying for a permit once the work has been done.
    You need a licensed General Contractor if the job costs exceed $30,000. Your plumber, electrician and your HVAC supplier need to be licensed. Sheet rock, roofer and even your framer can be anyone you choose. But you have to have each trades work inspected. Framing is one of the last inspections before sheet rock because your electrician and plumber will make holes in his work and of course there is also fire proofing and insulation to be inspected.
    All these inspections and more need to be made before you can get a certificate of occupancy.

    The Permit/Inspection office is on MAIN ST. ("Market St.") and you can park & enter from the front or back. (Back is closer to the permits/Inspection sectionm)

    I deal with these people every week. Johnston County Inspectors are the best in any county we do work in. They understand problems and work closely with you to resolve issues in the most economical way. You really have to appreciate that when dealing with other counties that are hard as rock on issues.

    My suggestion is not to go yourself. It "seems" you do not have a knowledge of the process and construction methods. It would be advantageous on your part to hire a permit specialist or a reputable contractor to go and represent you. The cost spent may actually save you money.

    If you need an engineer, we use Tyndal Engineering. Good group of people, local office and reasonable pricing.

    Dan! Thanks so much! You are correct. The logistics of making sure the i's are dotted and t's are crossed truly eludes me :) I want to be sure that I am well prepared to have this process as smooth as possible, to remedy the poor decision to not pull permits prior to the work.

    I agree with DrDan..............Johnston County is way easier to deal with than either Wake or Wayne. Nothing to be afraid of, they will work with you. Keep in mind, if you have finished some area without it being permitted, you can NOT count it as finished living area when you go to sell until those permits are obtained and it's been inspected. Get your permits folks! ;)

    Yep...that is exactly the issue. At the time, I did not plan on selling anytime in near future. Of course, things never go as planned. So now that I am interested in selling, I have to pay the price :)

    And it is beyond frustrating to be so "illiterate" about the whole process....
