Okay, here's the situation I am in... We bought a new house back in Sept. They did an awful job with the sod in the front and my three year old could have done a better job in the backyard. I need to find a licensed (if there is such a thing) landscaper that is familiar with new homes (sod planting, grading, erosion and deposition) and willing to help me create a "b*tch list" to take to our builder for our 6-month meeting. I want to be knowledgeable about what they need to fix. Likewise with the drywall, licensed, knowledgeable, etc. Nail pops, warping, etc. This list I'll need to do over the summer for the 1-year meeting. On both of these, I am willing to pay to have them help create my list. I'm really looking to "stick it to the man" on this, so details are important. If you have any recommendations, I'd appreciate them. Brian
You can forget getting the builder to fix anything.... closing is done, they've got the cash, "meetings" and "warrantees" are just smoke and mirrors to give you that fuzzy to buy the house.
Ummmm, you must have had a bad experience with a builder, but please don't lump them all into the same category. I'm happy with the one who built my house, then I worked for a different one for a couple years and they generally bent over backwards to help out the homeowners. If you have issues, you need to review the paperwork given to you at closing, it should outline what is and is not covered, as well as any warranties you are supposed to have. And keep in mind, you catch more flies with honey than vinegar. Also, don't be rude to the person that answers the phone, they most likely did not personally build your house.:mrgreen: You'll get a whole lot farther being nice than trying to "stick it" to someone....................8)
Normally I am a nice guy when it comes to trying to get some good customer service. The first four attempts to fix the leaking window in our bathroom have netted us nothing except for more drywall damage. Not to mention the three months of septic gas leaking into our daughter's bathroom due to a faulty toliet install. I'm reasonable but I've got a limit. I just want what I paid for. As far as getting something after the builder has closed, our contract indicates fixing issue that arise when the house settles or otherwise are not issues when the house closes. This is where the need for a landscaper and drywaller with an eye for detail is needed. I'm still crossing my fingers though.
So you had ONE good experience so the rest of us are idiots? The only builder around here who stands behind what he builds on a REGULAR BASIS is Wayne Massengill. Warrantees mean nothing if the builder won't honor them and it's like pulling teeth to get them enforced through the courts.
Good Landscaper Coats Lawncare and Landscaping is a good company and they will treat you right and not break the bank. They are located on the corner of Cleveland School Road and Cornwallis. I dont know the number but Im sure I could find it for you if you want me to -Hope this helped

Read my response again please, I worked for one and was involved in over 100 transactions for them. I would highly recommend them and it wasn't Wayne Massengill although I am sure he is a fine builder. What I'm trying to say is, don't let one rotten apple spoil the whole barrel. You lumped all builders together and although some most certainly are pond scum, not all of them are. I don't think I called you an idiot in there anywhere.
Have you put your requests in writing? That will give you a good paper trail if your issues are not resolved. Certified mail works wonders at getting someone's attention.
I have documented everything through email. From what the neighbor said, they have so many days from the day the problem was reported. I don't feel that all builders are awful. Our friend up the street has a house with the same company, but a different builder (guy in charge of things). They had a completely different experience than us. Thanks for all the recommendations.
