Planning/Zoning board meeting

    Anyone from the area planning on going to the meeting on February 15th?
    We were just notified of 2 rezonings for the property (Josephine and 1010) across from Polenta (4 acres going commercial) and the other is for the property around Langdon Pond (a religious group Stillwater Ministry from FL) setting up a camp, etc. Unfortunately, I don't know how to post the details from the email here.
    They are case number 10-21 and 10-29 and I believe you can get the information by logging on to the Johnston County Planning and Zoning office.
    Just thought those of you that are concerned about the development of 4042 would like to know what's being proposed.

    The 4 acres across from Polenta is already commercial, just not legally. There is no new development or buildings coming in. Just making things legit, finally.

    After hearing what was said at the meeting on 2/15 we are not sure that there won't be any new buildings - the current building is not up to code and doesn't meet the required setback. And based on the petition there are alot of businesses listed - tire sales, automotive detailing/washing, barber/beauty shop. business office/retail, daycare, landscape nursery supplies, place of worship. And they want to run the business from 6:30am - 11pm 7/week on less than 4 acres across from the school and at an already very busy intersection.

    This doesn't sound like the satus quo legitamized.

    In the five years that we have lived here we never saw anything that appeared to be a business being run out of this building. Most of us thought this was a place for whoever lived in the trailer on 1010 to work on his own vehicles.

    Now there are vehicles parked all over the property lights on all the time
    signs all along the road advertising all kinds of businesses. It's quickly becoming an eyesore at a very prominent inersection. A real concern is that it will soon look like Allen Road or the house next to TAG.

    The traffic on Josephine has increased tremendously with all the new homes and more to come. Not to mention all of the traffic for Polenta, C3, people hauling trash/recycling to Barber Mill. And if all of these proposed business uses are added to the mix. We can't imagine how traffic will be handled at that intersection in the future.

    Last we heard there will be another hearing on this case 10-21 on Monday, April 4th.

    It has been an auto repair shop for several years and has been operating illegally since then. It has been shut down, re-opened and so forth a few times. This last rezoning was an effort to get the zoning correct for the business that is in there. Nothing more.

    If this is true then why are there several other businesses listed on the petition? It certainly seems that the intent is to have more than a car repair business at this location.

    And if it is "illegal" as you say then why is it up and running?

    1. Because those are the permitted uses with that special use permit. It does not mean all those or any of those businesses are coming in. It only mean what is allowed. Its an automotive repair shop now, and it was not allowed with the previous zoning. So they petitioned to get it rezoned and had to file a special use permit to make things legit.

    2. How come it wasnt shut down before? Same reason C3 church has its 100'+ tower in the front of their building, which is against zoning, but they were allowed to call it a steeple.
