The agenda for the Town of Clayton Planning Board for Monday, February 26 includes a proposed shopping center and restaurant on Shotwell Road. It is adjacent to Clayton Corners Shopping Center. Entrances will be from Shotwell Road and Clayton Corners Shopping Center. Stand alone restaurant indicates 3400 sq ft. Retail space for 9 stores is 10,000 sq. ft. 88 total parking spaces. This is across Shotwell Road from the cleared land behind/beside CVS Pharmacy.
Anyone heard any rumors about the restaurant?

The only thing I've heard about that clearing was from the girls at CVS and they said it was Fred Smith and related to Lions Gate. Anyone else hear that??

That light and intersection is a mess as it is, hopefully the "council" will take that into consideration and do something about it. If Fred Smith is involved then its a done deal before it is discussed at the hearing. He could say he wants to put a ferris wheel on hwy 70 and the council & adjustment board will do nothing except ask him if they could ride it for free.

I will now step down off my soap box.

Those lots don't look big enough to hold a pot to **** in.

That intersection can get really screwed up in the evenings. This will definitely improve things!

    Fred Smith Not Involved!

I believe Mike Marvel (Pine Hollow Golf Club) is the owner of this property and the developer is Foster Partners of Missouri. No Fred Smith here!
Kdog, maybe you should volunteer for one of the boards or run for office! Your comment comes close to accusing the "council and adjustment board" of being dishonest. Any facts to back up the comment?

    What would you do?

Seems that many posters are against many of the property owners/developers in this area. Also many make negative comments about our Planning Boards and Commissioners.
But let's look at this particular Site Plan Application.
    1) Property is zoned B-3 Highway Business
    2) Site plan meets the requirements of the Clayton Unified Development Code
    3) Developer wants to build shopping center. Believes it is good investment.
    4) Property owner(s) have agreed to sell property. This property was obviously purchased as an investment. Investment is now about to pay off
Now put yourself in the Planning Board/Town Council's shoes.
How do you not approve this site plan application? Unless based on legal reason you risk potential suit against Town of Clayton. It happened on the Mitchner development back of Cooper Elementary and the Town lost.
Now make your arguments as a member of the Planning Board/Town Council!

    Barney, you nailed it.

The UDC was written to tighten the standards residential and commercial developments must meet to obtain council approval. Before the UDC the standards had not been changed in over twelve years.

I'm trying to picture the location in my mind - the Shotwell Road - are you talking about the land from the railroad crossing (near Smithfield factory) to Shotwell Church? Or are you referring to Riverwood front entrance to Shotwell Church?

The reason I'm asking is because everytime I drive pass Riverwood, I'm seeing bunch of trees were chopped down and now the bulldozer is clearing the land up.

    Nowhere near Riverwood

It is nowhere near Riverwood. It is right off US 70 in Clayton. Coming from Garner on US 70 past Wally World you take a right turn on Shotwell Road (at CVS Pharmacy) and the site will be on your left past the entrance to RBC Bank.

If I remember correctly, seems like the newspaper a few years ago, did an article on a DOT project that was suppossed to realign that part of shotwell road to take the curve out, and replace the bridge. This project died a quiet death because the town or the owner/developer, of the property on one side of that creek showed that there were Riparian (Tree) Buffers along that creek so the bridge could not be moved in order to preserve the buffers.. After driving by a few days ago, it looks like they clear cut all the way to the creek, so much for the riparian buffers!
