A Johnston County developer has plans in Clayton for a large, mixed-use development with hundreds of homes and apartments plus commercial space. Earlier this year, developer RiverWild filed plans for Ashcroft Section 2, calling for 293 single-family units, 299 townhome units, 180 apartment units, and 105,000 square feet of commercial space. Even as hotels around the region continue to struggle amid the pandemic, a Rocky Mount hotelier has plans for a new development near the new Amazon distribution center in Garner. Last week, hospitality firm First Carolina Management, Inc. (FCM) closed on two properties in Garner for the site of a future 110-room SpringHill Suites by Marriott hotel. The properties are situated at 4102 and 4108 Virtuous Street near the new Amazon (Nasdaq: AMZN) facility, which is now operating, and across the street from an Interstate 40 on ramp. Construction is planned to begin in September 2021 and will be completed by December 2022. “We know North Carolina well, we know this area well and we know a great opportunity to be of service when we see one,” said Paul Niswonger, president of FCM Hotels. “We are so excited about this property because it allows us to fill a void in a high-growth area in need of a quality hotel that gives business and leisure travelers a home away from home during their stay here.” FCM, with 15 hotels listed in its portfolio, first began considering plans for the property in the summer of 2019. The company paid $1.5 million for the properties in July. Niswonger said with upcoming and ongoing infrastructure expansions such as I-540, he expects even more traffic to the site that has seen little interest from hoteliers in the past. “Currently there's not a hotel in a seven-mile radius, and of course the Amazon plant is extremely exciting,” he said. “Already the land is selling. It’s just been gangbusters in that area ever since. It’s great to be the first hotel.” The property sits by a Sheetz that’s currently under development as well as a collection of restaurants. TradeMark Properties Senior Vice President Dan McCloy represented the seller, AP SE 40, in the transaction. “The Amazon Distribution Center as well as the completion of the 540 project are game changers for this part of the Triangle,” McCloy said. “We at TradeMark Properties pride ourselves on helping to facilitate deals that allow good stewards of that growth to serve area businesses, residents and visitors.” McCloy said that in addition to leisure and corporate travelers, the hotel is expected to host a number of professionals coming to the Amazon facility for work projects. “They knew directly from Marriott exactly what they could expect just from traffic (from Amazon),” McCloy said. “If it’s a guy that works on conveyor belts or someone working on (machines), they have a certain count of what it would sustain.” He said the sale represents the last of the parcels in an assemblage AP SE 40 put together for sale. https://www.google.com/maps/place/3...!1s0x0:0x0!7e2!8m2!3d35.7238687!4d-78.5814964

technically planning board recommended approval to toc town council. planning board does not have authority to approve this, just recommend. it will be interesting to see how they do appealing to big box retail and retail in general. hunt brother's struck out on shoppes of glen laurel at 42e & glen laurel. retail is non existent. apts, apts, and more apts, storage bldg, child care, assisted living, rest home, goodwill, credit union,etc. sad for glen laurel residents. they had big dreams until publix pulled out moved to flowers. i heard free land.
You are correct. However the majority of the time, if a project meets all the requirements, it's only a rubber stamp to get approvals. Unless it is a Quasi-Judicial hearing, they don't have much room to deny things. It's purely Administrative. Also, there's a lot more to retail besides grocery stores. Hopefully some small businesses will be attracted to these places. Barber shops, nail salons, hair salons, bottle shops, cleaners, small restaurants, professional services (taxes, lawyers, insurance, etc), gyms, pet stores, just to name a few. If there wasn't demand for more apartments, then they wouldn't build them. Obviously people are renting them out quickly. And nothing wrong with assisted living or independent living facilities, older people need somewhere to live as well.
